An area of land situated to the south of Ulverscroft Lane, Newtown Linford is currently being actively marketed for sale. The marketing particulars indicate that the land is to be sub-divided into smaller units comprising one-acre and half-acre plots.
Whilst the advertisement makes it clear that the use of the site is as agricultural land, it is being promoted as a "freehold investment opportunity" and the marketing material may lead some to believe that it has future residential development potential.
The land is clearly designated in the Local Plan as countryside, outside any limits to development, no application has been submitted for residential use and the Council, as Local Planning Authority, do not consider there is any likelihood of residential development in the short, medium or long term. Prospective buyers are therefore urged to exercise caution before proceeding with their purchase.
The Council is making arrangements with the intention to serve Article 4 Directions in respect of the land. The effect of these Directions would be to take away the permitted development rights which would normally attach to agricultural land and which will, amongst other things, prevent it from being fenced into separate units without express planning permission.
