The Private Housing Section can advise tenants of private rented properties or social housing properties (excluding Council properties) on varying housing issues and are also responsible for enforcing the relevant sections of the Housing Act 1985 (as amended) and the Housing Act 2004.

If you are experiencing problems with the state of repair of the property, you should always contact the landlord/agent first. If the issue is not resolved and you would like to speak to us for advice or to arrange an inspection, then you can contact us (details given below).

Your responsibilities as a tenant.

As a tenant, you may be responsible for some repairs or the general upkeep of the property. Refer to your tenancy agreement for further details on this or contact us or other organisations (details given below).

Under the Management of Houses in Multiple Occupation (England) Regulation 2006, if you occupy a House in Multiple Occupation (e.g a shared house or a house split into bedsits) you have certain duties as a tenant. These duties are:

A) conduct yourself in a way that will not hinder or frustrate the manager in performance of his duties;
B) allow the manager, for any purpose connected with the carrying out of any duty imposed on him/her by these Regulations, at all reasonable times to enter any living accommodation or other place occupied by you;
C) provide the manager, at his request, with any such information as he may reasonably request for the purpose of carrying out any such duty;
D) take reasonable care to avoid causing damage to anything which the manager is under a duty to supply, maintain or repair under these Regulations;
E) store and dispose of litter in accordance with the arrangements made by the manager; and
F) comply with the reasonable instructions of the manager in respect of any means of escape from fire, the prevention of fire and the use of fire equipment. Please view Fire Safety Leaflet for more advice on this matter.

House in Multiple Occupation Licence

If you live in a House in Multiple Occupation (HMO) it is possible that the Landlord should have applied for a licence. To see if the property requires a licence, or to view a list of properties where applications have been received, please click on the links below. Once final licenses are issued, a register of the properties will be available to the public.

If you believe the house you live in is a licenseable HMO and it does not appear on the above list, a dedicated telephone line is now open for you use to notify us. All notifications can be made anonymously via a dedicated messaging system and will be investigated fully.
