You can apply for planning permission online via the Planning Portal website, which guides you through your application, offering help and guidance at every stage.

You can purchase any maps and site location plans needed to support your application from the Planning Portal website, upload supporting documents and pay fees online.

Alternatively you can submit your planning application in paper form by downloading and printing the appropriate form and guidance notes from the list below, and referring to the checklists to establish what to include with your application.

If you do not own all the land forming part of an application site you will also need to complete and serve a Notice of Application for Planning Permission on the owner(s) (also known as an Article 13 Notice).  Site owners are defined as freeholders or leaseholders with at least seven years of the leasehold left unexpired.

If you are submitting a household application in England you need to use the Household Development Notice.

For all other applications Notice 1 is to be printed and served to owners if Certificate B or C is completed on the application form.

Where the owner is unknown and cannot be established, the Notice to Unknown Owners, Notice 2, must be completed for publication in a local newspaper if Certificate C or D is completed.

Please note that a copy of the relevant Notice must also be submitted with the planning application.

When accessing the documents below, you are advised NOT to left click and open the document immediately, but to right click and save a copy to your device (“Save link as..” in Chrome, or “Save target as…” in Internet Explorer) prior to opening. This will ensure that, when completing the document (where applicable), any changes will be saved correctly.

1) Householder - for works or extension to a dwelling (where these are not classed as permitted development).

2) Householder and demolition (conservation area) - for works or extension to a dwelling involving demolition of an unlisted building or structure in a conservation area.

3) Householder and listed building consent - for works or extension to a dwelling which are or involve alterations, extension or demolition of a listed building.

4) Full planning permission - the standard type of planning permission where full details of the proposal are submitted for consideration. This form is also for Change of Use applications.

5) Outline planning permission (some matters reserved) - to establish whether development is acceptable in principle, with some detailed matters submitted for consideration and others reserved for a later application.

6) Outline planning permission (all matters reserved) - to establish whether development is acceptable in principle with all detailed matters reserved for a later application.

7) Full planning permission and demolition (conservation area) - for development within a conservation area involving demolition of an unlisted building or structure, where full details of the proposal are submitted for consideration.

8) Full planning permission and listed building consent - for development involving the alteration, extension or demolition of a listed building, where full details of the proposal are submitted for consideration.

9) Full planning permission and advertisement consent - where the development proposals include signs, fascias etc for which advertisement consent will be needed, where full details of the proposal are submitted for consideration.

10) Planning permission for demolition (conservation area) - where the building or structure to be demolished is in a conservation area and no other works are proposed. (Please see Form 22 below for proposed demolition works NOT in a conservation area).

11) Listed building consent - where internal or external works to a listed building (or buildings within the curtilage of a listed building) that do not require planning permisison are proposed.

12) Advertisement consent - where permission is required to display advertisements, signs, fascias, panels etc (whether illuminated or not) where there is no additional development proposed.

13) Advertisement consent and listed building consent - where permission is required to display advertisements on or within the curtilage of a listed building.

14) Lawful Development Certificate (existing use or development) - where confirmation is required that an exisiting use or development is lawful for planning purposes. 

15) Lawful Development Certificate (proposed use or development) - where confirmation is required that a proposed use or development is lawful for planning purposes. 

16) Prior notification of agricultural or forestry development (proposed building) - where it is proposed to exercise permitted development rights to erect a new building for agricultural or forestry use.

17) Prior notification of agricultural or forestry development (proposed road) - where it is proposed to exercise permitted development rights to construct a new road for agricultural or forestry use.

18) Prior notification of agricultural or forestry development (excavation/waste materials) -where it is proposed to exercise permitted development rights to excavate or import waste materials in relation to an agricultural or forestry use.

19) Prior notification of agricultural or forestry development (proposed fish tank/cage) - where it is proposed to exercise permitted development rights to install a fish tank or cage for use in commercial fish farming.

20) Prior notification by telecommunications code system operators - where it is proposed to exercise permitted development rights to install telecommunications equipment.

21) Hedgerow Removal Notice - where permission is required to remove all or part of a protected hedgerow.

22) Prior notification for proposed demolition - where it is proposed to exercise permitted development rights to demolish a building or structure that is NOT in a conservation area.

23) Reserved matters planning permission - to submit detailed matters for consideration following a grant of outline planning permission.

24) Removal or variation of a condition - following the grant of a planning permission, to remove or vary conditions attached to that planning permission.

25) Approval of details reserved by a condition - to submit details for approval that are required by a conditon(s) on a grant of planning permission.

26) Tree works - application to fell or carry out works to a tree or trees protected by a Tree Preservation Order and/or in a conservation area.

27) Non-material amendment - to make a non-material (minor) amendment to an approved scheme following a grant of planning permission.

28) Prior approval notification of a proposed change of use of a building (office to dwelling) - where it is proposed to exercise permitted development rights to change from office use (use class B1(a)) to a domestic dwelling house (use class C3)

29) Prior approval notification of a proposed change of use of a building (agricultural to dwelling) - where it is proposed to exercise permitted development rights to change from agricultural use to a domestic dwelling house (use class C3)

30) Prior approval notification of a proposed change of use of a building (various uses to restaurants/cafés) - where it is proposed to exercise permitted development rights to change from retail, financial/professional services, betting offices, pay day loan shops or casinos to a restaurant or café (use class A3)
