A hybrid planning application was approved in August 2016.

This included detailed elements mostly within Leicester City for the Southern Access Road and an outline, (or in principle), elements for the remainder of the scheme that is mostly within Charnwood.

The planning permission was granted subject to conditions. Many of these require further details to be submitted and approved in writing. These details are submitted as discharge of condition applications or reserved matters applications. As these are submitted links to them will appear below:

All pre-commencement conditions for phase 1 have now been agreed.

Further conditions will need to be discharged at key stages of the development, as set out in the relevant decision notices.

Environmental Impact

Separate regulations require an assessment of the environmental impacts of the scheme alongside the planning application.  This was done as part of the original outline planning application and takes the form of an Environmental Assessment, (EA), for the whole site and a later supplement to it.  The information already received has to be to be revisited with each new application that is received, (called subsequent applications), to see if a further addendum to the Environmental Assessment, (ESA), is needed.

Reserved Matters Planning Applications

Detailed planning applications for areas within the site (the reserved matters) will be made as the development proceeds.  Consultations on these take place in the normal way. There are currently four approved reserved matters applications which cover most of phase 1. These are:

P/19/1374/2 which is for 133 houses by William Davis Homes

P/19/1457/2 which is for 225 houses by David Wilson Homes

P/19/1479/2 which is for 246 houses by Davidsons Developments

Following approval of reserved matters, William Davis Homes and David Wilson Homes have agreed a land swap in order for William Davis to be able to commence development on their parcel at an earlier stage. This would result in changes to the development parcels within Phase 1 as well as changes to some of the details approved through the relevant reserved matters applications.
