As your landlord we take seriously our obligation under the conditions of tenancy to keep your home and communal areas in good repair.

The conditions of your tenancy also state you must look after your home both internally and externally and carry out repairs that are your responsibility, if you do not do so, you are in breach of your tenancy agreement. For details please see Your housing repair responsibilities.

It is also a condition of your tenancy that you report any repairs that are our responsibility without delay and as soon as you are aware of them and provide us with access to carry out the required work.

Accidental or deliberate damage to your home

If you or anyone living in or visiting your home causes damage to your home or any council owned property, then you must make good that damage to our satisfaction; if you do not then we will carry out the work ourselves and recharge you for the cost.

Causing damage includes actively doing something to cause damage or failing to do something the results in damage through negligence.

Criminal Damage

If you have suffered criminal damage to your home and have reported it to the police and obtained a crime reference number we will not recharge you for repairing the damage. If no crime number is provided, i.e. as prove of the crime then we will recharge you.

Missed appointments

If you report a repair but do not then give us access, after we have agreed with you a time for us to  visit, we will charge you a call-out fee for the abortive visit.

Non-Emergency repairs reported as an emergency

If you report a repair out of hours as an ‘emergency’ and, upon our contractor carrying out the repair within our promised timescale, it is clear that the repair is not an emergency, we will charge you a fee of £100 for the unnecessary callout.

Tenancy ends

When your tenancy  ends, we  will inspect your home and tell you if there are any repairs ,or items you must replace/reinstate before you leave the property.

We will tell you how much the work is likely to cost if you don’t do it yourself.

After you leave, we will inspect the property again and if you have not done what we asked you to do, or if we discover additional damage, rubbish or belongings/items that you have left behind, we will recharge you for the work we have to carry out in order to give the next person/family a home that is fit for them to move into.

Other things which we will recharge you for if, when asked to do so, you have not done, include (but aren’t limited to):

  • removing items in communal areas (internal and external).
  • removing alterations or improvements without our written permission.
  • pest infestations in your home.

Removal of belongings, furniture, electrical goods and rubbish

There are lots of free and legal ways to dispose of unwanted items of furniture or belongings. Guidance on free disposal of items.

In addtion, Charnwood Borough Council operate a ‘bulky waste’ collection service to help residents dispose of unwanted furniture and electrical items. For details, please visit our bulky waste webpage.

Because of the labour and administrative costs involved, it costs us a lot more money to dispose of items, rubbish or belongings that have been left at properties or dumped. Therefore, the amount we would recharge you for not clearing up your property would be considerably more than if you arranged it yourself.

For example, if we have to remove something like a dumped electrical appliance, we would make a recharge of approximately £75.
